If you are considering buying land, it is always a good idea to make sure the lot will meet the requirements for a conventional septic system. Just because your future neighbors have qualified for a conventional septic system it does not necessarily mean your new lot will. Tighter requirements from the Department of Environmental Quality could mean that a lot that once qualified for a conventional system no longer will.

Lots that do not qualify for a conventional septic system could result in your spending $10,000-$15,000 for an alternative septic system. Alternative septic systems are not only expensive to install but require constant monitoring and monthly maintenance. Do yourself a favor and spend the money for a professional engineer and licensed septic contractor to perform a percolation test -- it's money well spent and could save you thousands.
